Our client is seeking a qualified Property Manager to join their property management team.
The Property Manager position supports and assists in the management of commercial real estate in accordance with the Management Agreements, and is involved in all aspects of the day-to-day operations of the property. This supervision includes the monitoring of both the physical and fiscal aspects of the property.
Responsibilities include but not limited to:
The preparation of annual budgets and monthly reports;
Enforcement of project leases and Covenants, Conditions and Restrictions;
Ensuring landlord compliance to all governmental and non-governmental laws which affect the property;
Interface and communicate with Tenants, Leasing Agents, Property Owners, and City Officials on a regular basis;
Invoicing and collection for all charges outlined under the leases or other property documents which govern the property;
Evaluate service contract requirements, prepare specs, bid, negotiate, and manage vendor contracts as directed;
Negotiate and document Common Area Maintenance Reconciliations;
Prepare financial reports for the managed property as specified in the respective management agreement, prepare an annual operating budget for the property, and assist in the preparation of the capital budget;
